The first step in building a house is obtaining the necessary documents to be able to start work legally. The procedure is not complicated if it is followed in the correct order. Below you will find the essential steps and the role of each document.
1. Urban Certificate
It is the document that tells you what you are allowed to build on the land. You obtain it from the local town hall. For it you need the identity card and the land ownership deed. The urban certificate contains all the design conditions: height regime, distances from neighbors, road access, networks, etc.
2. Topographic Survey
It is the land plan in digital and printed format, made by an authorized topographer. It shows the shape of the land, the actual elevations and boundaries. The topographic survey is necessary for the architect to design the house correctly.
3. Architecture + Structure + Installations Project
Here the architect, structural engineer and installation designers create the complete house project. Plans, sections, facades, structural details, electricity, water and heating routes – everything is included in this set. This project is the basis for the building permit.
4. Building Permit
It is submitted to the city hall together with the complete project. After approval, you have the legal right to start construction. It is usually issued within 30 working days, depending on the locality.
Once you have the permit signed, you can start the work and the assembly of the structure.
This flow guarantees that the project is legal, safe and carried out correctly, avoiding problems or delays during construction.
